How do I rent an apartment?

Bauer Property Management offers one year leases which provides students with housing for summer classes and, of course, the fall and spring semesters. While the starting date varies from lease to lease, generally, they begin in May, June, July, or August.

If you see an apartment you like, simply reserve that rental with a security deposit, a signed lease, and $100.00 toward your first payment. Before the end of your lease, you will be contacted by Bauer Property Management so that we can review arrangements for the following school year.

Because of our high quality rentals, customer service, and incredible locations, our apartments go quickly—so reserve your apartment early! We begin showing apartments as early as October 1st. How do I pay my rent?

We know how important it is to have options, which is why we give our tenants the choice to pay rent monthly or by the semester. You can make your monthly payments by clicking here.

If you pay by semester, parking payments are due August 1st and December 1st. Parking permit forms are available from our Leasing Forms page.

What if I pay by grants or loans?

If you’re using a grant or loan and you’re paying semester payments, you’re eligible to receive a 45 day extension. This generally extends your payment to the 15th of the following month.

The 45 day extension is available for $25.00 (this needs to be paid on or before the original date). In contrast to rent, parking payments are still due on the original due dates.

Where do I get parking?

Most properties have parking available on-site. If your rental does not have on-site parking or spaces are full, there is nearby street parking.

If you’re interested in the added convenience of a private parking space or garage parking, call us as early as possible, as availability is limited and these spaces go quickly! All spaces are reserved on a first come, first served basis.

When signing a lease, you can sign for parking at that time. Parking can be paid by the year, semester, or month.

Our prices are listed below:

  • $300.00 / year
  • $180.00/semester – includes the summer
  • $40.00/month
  • Garages run $400.00 to $450.00 / year

Note: When the Parking Addendum form is filled out and paid in full as per the Parking Addendum terms, you will be assigned a space or garage number and receive a parking pass/permit with a number on it. This is to be displayed from your rearview mirror AT ALL TIMES while parking in the assigned space or garage

If you’re not renewing your Parking Addendum, you must return your parking pass to the office. Unreturned or broken parking passes will incur a $25.00 fee. It is mandatory that your parking pass is returned in order for you to receive your security deposit in a timely fashion. Parking Addendum forms are also available from our Leasing Forms page.

How do I get utilities turned on in my name?

 How do I get my keys?

You can pick up your keys at our office located at 241 west 8th street, Erie, PA 16501. Move-in days and times are Mon – Fri, 8:00 AM – 5:00 PM. Saturdays 8 AM – Noon, by appointment only. Below is a quick checklist of payments and paperwork that need to be in place before you’re given the keys:

  1. Security deposit
  2. First payment in full
  3. Utilities must be turn on by the lease date under the tenant’s name

What if I am not staying for the summer semester?

While lease terms vary, we rent in 12 month increments with leases beginning in May, June, July and August. We can help you find an apartment with a time period that works best for you.

We understand you may not being living there during this time so we do make subletting an available option. This process will be explained in detail during the signing of the lease. Subletting tenants must be approved by Bauer Property Management.

Are we allowed to have other people move in?

No. Only the tenants on the lease are permitted to live in the apartment. If someone moves in without written permission from our office, they will be asked to leave and/or you may be evicted without any reimbursement of rent.

Where can we do our laundry?

Conveniently, most properties have coin-operated washers & dryers on-site. If your house or apartment does not, you may go to one of our properties to do your laundry. If you prefer, there are laundromats close by, some within walking distance or just a short drive away.

Do I need to mow the or remove snow?

Bauer Property Management takes care of all landscaping and snow removal. Please note that snow removal is done by our staff Monday through Friday and during weather emergencies. Because Erie can have quite snowy winters, we suggest carrying a snow brush for your vehicle and a small hand shovel for weekends, holidays, and other times when snowfall is especially heavy.

What if my apartment needs Maintenance?

If you have a maintenance request (and it is not an emergency), click the Maintenance Request tab at the top of the home page, fill it out, and hit “Submit.” The request will be sent to our staff who will prioritize each request. If you have an emergency situation, please call the office at (814)790-4964. If you prefer, you can print out a maintenance request form and hand it in at our office. See the “Contact Us” page for our address and phone numbers.

During office hours, our office staff will report the emergency directly to the maintenance staff. During after hours, the call will be directed to the staff member on-call.

At your lease signing, you will be given a blank inspection sheet. As per the Housing Contract/Lease, we ask that when you arrive at your apartment for the first time, you do a walk through and make a notation of any items for which you could be held responsible at the time of move out (i.e. holes in walls, torn carpet, broken fixtures, etc.). During this time, if you find that you have a maintenance request, please bring it to our attention immediately. We strive to keep the apartments impeccable; however, if a small item may have been accidentally overlooked, we will fix it as soon as possible. We will need the move-in inspection form returned to the office within 5 days after your move-in date.

When is it possible to move items in?

As long as the full security deposit and first scheduled rent payment have been paid in full and all utilities are turned on in your name, you may begin moving items in on the first day of your lease term. If you are moving in during summer semester and not planning on staying for summer, we ask that you notify us that no one will be staying there.

Who is the main contact for Bauer Property Management?

Please note that our phone system is set up so that you may call the office number at any time for any reason. If it is a maintenance emergency, you will be directed to the staff member on-call.

If your question is in regard to leasing, billing, or another account question, you may leave a message. The messages are directed to the staff members’ phones. Please understand that you may not receive a call back regarding account information until our staff member is back in the office where they can access your account and effectively answer your questions.

Are these apartments approved or endorsed by Gannon University or Penn State Behrend?

No. Neither Gannon University, Mercyhurst University, nor Penn State Behrend “approve” or “endorse” our rental properties. They are owned by private landlords.

In addition, GannonHousing.com and BehrendHousing.com are not affiliated with Gannon University or Penn State Behrend University. Again, the apartments offered by Bauer Property Management are neither approved nor endorsed by Gannon University or Penn State Behrend University. Bauer Property Management is an individual entity.
